Fashion Brand Poised to Unveil Phuket Estate

Etro, the Italian luxury fashion brand, is preparing to launch its first branded residence in Thailand, marking its second such development globally.

The project in Phuket, which consists of only eight units, aims to attract high-end international buyers and brand enthusiasts, reflecting a rising demand for ultra-luxury, limited-edition residences in this resort area.

Fabrizio Cardinali, the chief executive of Etro, stated that the brand is eager to expand in the luxury residence market following the completion of its inaugural project in Istanbul.

“We assessed multiple proposals to broaden our footprint in this sector. The credibility of our partners and the beauty of both the project and its surroundings played a significant role in our decision-making,” Mr. Cardinali explained.

Phuket’s reputation as a luxury tourism hub further validated the opportunity for the brand, he added.

“Etro is a versatile brand that began as a textile manufacturer, with many of our prints drawing inspiration from nature, particularly our iconic paisley design,” said Mr. Cardinali.

Etro Residences Phuket will consist of eight exclusive units, each ranging from 220 to 420 square meters. Situated on the second and third floors of two beachfront buildings, the residences are set to launch in December 2025.

This project is part of the Gardens of Eden luxury beachfront residential complex, developed by the Phuket-based Amal Group of Companies, which spans 73 rai along Layan Beach and represents a $315 million investment, approximately 11 billion baht.

“As demand for luxury residences grows, we’re witnessing an increasing interest not only in hotel-branded homes but also in properties associated with fashion brands,” said Yana Chuvalova, director of sales and marketing at Amal Group of Companies.

She noted that Etro Residences Phuket will be the island’s first fashion-branded residential project, seamlessly combining high fashion with luxury real estate in a location celebrated for its natural beauty and appeal to global buyers.

The interiors of the residences will feature Etro Home Interiors, an eclectic collection influenced by global cultures, travel, and art, reflecting the brand’s vibrant aesthetic that complements Phuket’s lush landscapes, tropical waters, and colorful flora.

Unit prices at Gardens of Eden typically range from €1 million to €3 million, with penthouses priced at €4 million. Specific pricing for Etro Residences Phuket is available upon request, according to Mrs. Chuvalova.

As per property consultancy Savills, branded residences usually command a 35% premium over similar non-branded properties.
