Thailand’s Transport Ministry has instructed the Port Authority of Thailand to accelerate the commercial redevelopment of Bangkok Port as part of a broader strategy to generate new revenue streams and modernise one of Bangkok’s most valuable waterfront districts.

The redevelopment plan centres on a large-scale mixed-use project spanning approximately 500 rai, which will feature hotels, tourism facilities, convention space, and commercial infrastructure. Officials have confirmed the development will not include a casino.

According to Deputy Transport Minister Sanphet Boonyamanee, the Port Authority is revising its master plan to better align with current economic and urban development conditions. The wider Bangkok Port area covers around 900 rai, with sections reserved for maritime logistics operations, shipping infrastructure, and staff housing.

A key component of the redevelopment involves the relocation of the densely populated Klong Toey community. Authorities are maintaining a three-option relocation framework designed to provide equitable compensation and housing alternatives for affected residents.

Residents will reportedly be offered the choice of relocating to a new high-rise “Smart Community” development on the former Tannery Organisation site, moving to available land plots in Bangkok’s Nong Chok district, or accepting financial compensation to relocate to their home provinces.

The proposed Smart Community project is expected to become one of the largest urban housing redevelopments in the capital. The revised 9.85-billion-baht master plan spans 58 rai and includes 12 residential towers rising 25 storeys, delivering more than 6,000 housing units.

The government views the redevelopment as a major opportunity to transform Bangkok Port into a modern commercial and tourism gateway while preserving its role as a key logistics hub for Thailand’s maritime sector.
